The NEW RENTING RULES of Amsterdam will be coming from 2020. These are very strict rules which was approved on 19th December and almost no expat is aware of it.
1) An apartment can be rented only to a Family or maximum 2 Individual persons only.
2) Apartment sharing is possible with a rental permit. But with strict conditions. Every tenant should have a separate contract with the landlord. So one person cannot rent an apartment and share it with more than 2 people(presently more people do that). Rental permit may not be taken by most landlords.
3) LIMIT RENTAL PERMIT: The rental permit (for more than 2 people )is given only to 5 percent of the apartment in a district. And not more than 25 percent in an building will get a rental permit. It simply means only 5 percent of apartments in Amsterdam can be shared by people. This is in accordance with the gemeente vision to give more space for families and prevent group of people from staying in an apartment.
4) TRAP FOR LANDLORDS: The rental permit has a hidden trap for house owners. The Individual contract the rental calculation will be as per the iWoon website. It means the rent of a 15 square metre room can fall below 300 euros. As per the point system for Individual room sharing, a room in Amsterdam city centre and a similar room in a small village has the same rental value. So if a landlord knows the rental rules of Amsterdam 2020 its less chance that he will apply for a rental permit. So the number of shared apartments will be reduced.
5) REDUCE RENT: if you see an advertisement for room rental with 600 euros per room for a 4 bedroom apartment then its no more legitimate from 2020. If you get the room you can go to iWoon and get the rent reduced to 300 euros.
6) SUBRENTING: Subrenting is strictly prohibited. Only if the main renter had lived in the same apartment for atleast 2 years the subrenting is allowed. It simply means for expats in most cases subrenting will not be possible.
7) SINGLE ROOM SHARE: Sharing a single room will be illegal. Only married or registered couple can share a room.
😍 LIVING ROOM MANDATORY: Its Mandatory to have a living room of 11 metre square. At present some living rooms are also rented out as bedroom.
The students unions were aganist it as they feel many students will be put on street. But their objections were ignored.
People violating the rule can get a penality of upto 20.400 euros. Gementee can send inspectors to check it.
